Before the photos are taken

It’s important that you take the time to prepare your property to showcase it in its best light, this can potentially result in not only a quicker sale, but also a higher sale price. 

A few simple, free, or in-expensive steps can help you present a bright and airy room. A clean and tidy home is far more welcoming to buyers and leaves a lasting impression. Below is a list of useful tips that we believe are worth considering before we come and take photographs of your property.

  • Try to remove as much clutter as possible, a tidy room makes the space looks bigger.
  • Let as much natural light in as possible by opening curtains and blinds
  • Removing rugs and matts can make rooms look bigger, especially if they are patterned.
  • Remove laundry baskets, clothes line any drying washing or towels of the radiators 
  • Remove cars and bins from the driveway
  • Tidy the kitchen work surface so it looks free of clutter and remove tea towels from display
  • Displaying garden furniture during the warmer months can add to your homes appeal
  • If you can, remove any signs of pets such as toys, bedding and bowls.
  • Ensure all the beds are made, and if possible dress with soft furnishings
  • If you have any ‘blown’ windows, consider getting them repaired as buyers may think the double glazing needs replacing.
  • If there is any mildew on the window frames or shower try to remove it
  • Clean windows inside and out
  • Fix those small jobs you’ve been putting off, such as replacing light bulbs, broken sockets, holes in walls, or badly hung cupboards.

Before a viewing takes place

When it comes to viewings on your property the above points should also be considered.  

We appreciate that all of the above cannot be carried out for each viewing so below are some handy tips for you in preparation of a viewing.

  • If possible remove yourself and any pets from the property, buyers feel more comfortable when the owner of the property isn’t present and tend to provide honest feedback to us
  • Try to make sure there is somewhere for the viewer to park their car. If parking is particularly difficult on your road and the viewers struggle to find a space this may put them off before they have even got inside
  • One of the biggest turn offs for buyers is bad smells. Lighting some scented candles or using air fresheners can help disguise odours such as pets, smoking or cooking. Try to air the property as best you can by opening windows in warmer weather
  • Keep your house warm and cosy during the Winter months, buyers will be inclined to spend more time in the property if they are comfortable.
  • Turn on any nice lights or lamps to create a brighter space and pleasant ambiance.
